Can Small Projects Benefit from a Cost Segregation Study?

McGuire Sponsel prides itself on performing cost segregation studies for large, small and in-between real estate portfolios. For years, the point at which it made sense to perform a study began in the $750,000-$1,000,000 range. Thanks to the Protecting Americans from Tax Hikes Act of 2015 (PATH Act), that range can drop even lower for qualifying improvements. As we have highlighted in previous articles, the PATH Act established the Qualified Improvement Property. This 39-year property is eligible for bonus depreciation as long as it meets certain criteria. Today, we would like to take a moment to reflect on how the new legislation can provide a valuable benefit on small projects. We will focus specifically on owner occupied improvements that previously would not have been possible.
